Clubhouse Rules
  1. The Clubhouse is available for use by Lakelands Ridge owners at any time, except when it has been reserved for a private, owner sponsored event.
  2. Smoking is prohibited within 20 feet of the building. There is to be ABSOLUTELY NO SMOKING INSIDE.
  3. Excessive noise, abusive or unacceptable behaviors resulting in complaints will not be tolerated.
  4. Owners interested in reserving the clubroom for exclusive use must complete a "Clubhouse/Kitchen Agreement". An owner event is any event not sponsored by the Home Owners Association.
  5. The owner sponsoring the event is responsible for the conduct of the guests and must be on the Clubhouse premises throughout the party. He/She is liable for all damages to include any exceeding the amount of the previously obtained security deposit.
  6. The owner is responsible for all areas including the clubroom, hallways, kitchen and bathrooms. The Clubhouse is provided "furnished" and none of the furniture is to be removed from the room.
  7. All areas must be returned to original condition. Trash must be secure and taken out to the trash enclosure. Clean plastic trash bags will be provided by the Association, and must be installed in all trashcans. Do not use paper bags or boxes to discard trash.
  8. The kitchen is available for use including the refrigerator, microwave oven and other equipment. Use of the kitchen without prior reservation under the agreement is not authorized.
  9. Usage of the clubhouse and the kitchen does not include automatic use of the pool. Inclusion of the pool during an event will need prior approval. If additional lifeguards are required the resident must pay the fee.
  10. All carpeting must be vacuumed. Any spills must be properly cleaned.
  11. Clear access to the exits must be maintained at all times.
  12. Decorations should be attached to walls and ceiling with blue masking tape. Do not use scotch tape.
  13. Music must be kept at a moderate level.
  14. Neither "admission fees" or any fund transfer that may be construed as admission fees may be collected. (For example, "Cash Bars")
  15. The inclusive reserved usage times stated on the application will include clean up.
  16. All activities must end, the area cleaned and vacated no later than midnight.
  17. All chairs, tables, and other items brought to the area must be removed.
  18. The request must be submitted to Abaris Realty, at least two (2) weeks in advance and must be accompanied by two checks. One check (for the security deposit) in the amount of $200.00 , the second check for the user fee, based on the number of hours the building will be used. The rental fee is $100 for the first 4 hours and $25 for each additional hour. Both checks are to be payable to Lakelands Ridge Homeowners Association.
